GENERAL TERMS AND CONDITIONS FOR ACCOMMODATION AND HOLDING EVENTS

 

RESERVATION TERMS & CONDITIONS

• Upon check-in & check-out of your villa, please REVIEW THE “HOUSE RULES”. We kindly ask that you abide by all resort guidelines and check-out procedures to avoid any additional fees applied.
• The terms and conditions below apply to all reservations unless a special agreement has been made. Note, separate rules apply for group/event stay reservations according to the signed contract.
• “Event/Gathering Stays” require a “Full Property Buy-Out” – please contact us for event/gathering stay rates if interested. Note, groups of 10 or more are considered a “gathering or group.
• The BRR reserves a right to apply special terms and conditions that differ from these in case of public holidays, special events, seasonality or additional services required.
• A reservation is binding once it has been confirmed verbally, in writing, or through a third party booking platform once you have received a reservation confirmation number.
• All reservations require a (2) night minimum, plus $100.00 (per unit) cleaning fee and 12% state occupancy tax.
• 100% of payment is required at the time of booking to reserve your reservation. Note, we are unable to hold any reservations without payment.
• Only a person over the age of 21 is allowed to make a reservation. The adult making a reservation for a person under the age of 21 will be held responsible for the minor.
• As a guest you are responsible for ALL damage caused by you, your party, or your pet in either the villa or BRR premises.

ARRIVAL AND DEPARTURE

• Self check-in details are sent by 2pm on the day of arrival.
• Self check-in is welcomed anytime after 3pm.
• Check-out is promptly at 10am. on your final day.

Note: If we are able to accomodate an early in or late out we will let you know the day of.

CANCELLATION POLICY

• Cancel within 30 days of booking 100% refundable
• Cancel 30 days after booking 50% refundable
• Cancel 30 days within reservation/event 0% refundable 

FOR YOUR PACKING NEEDS

• (1) As a standard vacation rental we do not supply items such as; spices/seasonings, salt/pepper, sugar/creamer, toiletries, laundry products, or cleaning supplies. Nor do we have fishing poles, beach chairs, umbrellas, or wagons.
• (2) Things we do have; coffee and coffee filters, drip coffee makers, dish soap, dish sponge, papertowels, toilet paper, bath towels, bed linens, beach towels (beach towels are located in laundry room with our *free laundry machines). In addition, our property hosts a fire pit, gas grill, outdoor shower, waterside seating, fishing dock, sunbathing deck with laungers, and a beach area for river access. We also have a BRR Boathouse which houses our complimentary kayaks and paddle boards which are all available for guest enjoyment.

PETS

• “Fur babies” (both big and small) are welcome on property and require a $100 (non-refundable) per pet pet-fee.
• All pets are required to be leashed and occupied by an owner at all times.
• Pet owners are required to pick up after their pet (in all areas).
• Failure to register your pet before your stay will result in an additional $100 pet fee.
• Any damage to the unit or property due to a visiting pet with result in a pet damage fee starting at $250.00

PARKING

• When you arrive through the gate please PARK ALONG THE NORTH SIDE OF THE FENCE in the parking spot number that coordinates with your assigned villa only.
• Each villa is assigned 1 parking spot.
• Additional vehicles & visiting guests can park in the “guest parking” area marked along the fence or by the garage area to the left when entering the property (Please note the rules on group gatherings).
• DO NOT DRIVE YOUR VEHICLE OVER THE PAVERS, as the property is below sea level and the pavers can not handle the weight. A MIN OF $1000+ FEE WILL BE APPLIED FOR ANY DAMAGE.

BEACH ACCESS

• Beach access is located directly across the street at 35th St. right next to “Anthony’s Hotel“. This is a short (3) min walk away.
• We recommend NOT driving as there is NO parking and the hotel will TOW YOUR VEHICLE AT YOUR EXPENSE.

BRR BOATHOUSE

• For guest enjoyment, we have paddle boards and kayaks available for complimentary use.
• We only ask that everyone be courteous when using them and LIMIT USE allowing other guests to enjoy them as well.
• If you use any board, boat, or water sport item you are responsible for putting it away.
• Please note, the PADDLE BOARDS AND KAYAKS ARE FOR RIVER USE ONLY – DO NOT TAKE THIS EQUIPMENT TO THE BEACH.
• Beware, if you leave any equipment sitting on the river bank IT WILL GET SWEPT AWAY by the current.
• ANY LOST STOLEN OR DAMAGED ITEMS WILL BE FINED TO THE GUEST UP TO $1000 PER ITEM.
• Please respect these items and treat them as if they are your own.

FIRE PIT

• The fire pit is open for guest use.
• To turn on the gas fire pit simply turn the knob.
• The ignitor on the fire pit has been disengaged for safety reasons. Use a lighter to start the flame once the gas is on.
• Long lighters can be found in the laundry room. Return to the laundry room after use.
• DO NOT RUN GAS ON FULL OPEN.
• MAKE SURE TO TURN GAS OFF AFTER USE.
• DO NOT RUN FIRE PIT OVERNIGHT.
• Guests must clean up the fire pit area after use.
• Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

GAS GRILL

• The gas grill is open for guest use.
• Guests must clean up the grill area after use.
• All grilling tools must be returned to the grill area after use.
• Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.

• Smoking of any kind is NOT permitted in any villa.
• Guests must smoke outside.
• Please always be courteous of other guests and families.
• DO NOT litter any cigarette butts; discard them in an ashtray and empty the tray before you leave.
• Failure to comply and damage to property will result in an additional charge amounting to a minimum of a $1000+ fee.
• Littered cigarette butts will result in a $250.00 cleaning fee.
• In room smoke removal will result in a $500.00 cleaning fee.

NOISE

• In consideration of other guests, please keep all noise down after 10pm.
• Guests in common areas after 10pm please be very considerate of other guests and families.

CLEAN UP

• Guests are required to clean up all personal items and messes made in any common areas (Patio, Grill, Fire Pit, Boathouse) after use.
• The area should be left as it was found.
• Please respect all property amenities and treat them as if they are your own.

COMMUNAL LAUNDRY ROOM

• The communal laundry room is located between units 6 and 7 by the door marked “laundry room”.
• This area is used by day for property housekeeping. The laundry room is open to guests anytime after 3pm to 10pm.
• Laundry machines are free to use.
• Guests are required to bring/use their own laundry products.

THINGS YOU MAY NEED

• Items such as; beach towels, a baby highchair and pack-n-play, crock pots and other kitchen items, extra irons, board games, cleaning supplies and cleaning items, mops & brooms, etc toilet paper, paper towels, batteries for remotes, and etc can all be found in the laundry room/cabinets.
• Please make sure to return any items used to their original place.

* Please be sure to follow these check out instructions*

• Take all trash out to the trash/recycle can area and dispose of it correctly.
• Make sure that all dishes are washed and returned to the original place. If items are borrowed from another location they must be returned.
• Strip all bedding (please DO NOT remove mattress and pillow protective covers). Place all linens and towels in (3) separate piles. One for sheets, one for blankets, and one for towels. Please do not pile wet towels on the beds.
• All personal items and decorations must be removed from the property.
• All patio furniture and outdoor items must be returned to the original place.
• All water sport equipment must be returned to the original place.
